When you put your home on the market, you’ll no doubt be looking for as quick a sale as possible. Buyers will be viewing lots of properties, so you need to make sure that your home stands out for all the right reasons.
Speaking to the Express, founder of WeBuyAnyHome.com Elliot Castle recently offered some top tips on how to stand out and improve your chances of finding a buyer quickly.
His top tip is to be a good host when people come to view your property, especially as we move into autumn. Offering people a hot drink and being prepared to accommodate their other requests is a great way to make them feel at home.
Mr Castle noted that this will mean buyers “associate your property with warmth and friendliness”, which can be a big advantage when they’re deciding which property to make an offer on.
Of course, being welcoming alone isn’t enough to get a sale. You should also look around your property and see if there are any DIY tasks that need completing. You’re likely to find laminate repairs are a more cost-effective option than fitting new flooring, for instance, while sprucing up your front door is also recommended.
Earlier this year, research conducted by Key found that properties in a poor state of repair or with dated decor tend to take longer to sell than those that have been more recently improved.
Other pieces of advice from Mr Castle to help sell your home this autumn include making sure your hallway is tidy and introducing neutral and airy tones into a property to help give it a feeling of light. You can do this either through the colours on the walls, or by accenting rooms decorated in darker hues with pale accessories like cushions, throws and rugs.
